$10. That’s what Della Wainwright paid for a building. I know how that sounds. I’m going to say it again because I don’t think it landed right. A 48-year-old woman in Flint, Michigan bought a corrugated steel shack off the back of a scrap hauler’s flatbed for a single $10 bill in November of 2023 and by February of 2024, she was sleeping inside it at 61° with the wind chill outside sitting at 9 below zero, running lights, running water, a cook stove, a door that locked.
And none of that is even the interesting part. The interesting part is what she did to the rust, but I’m getting ahead of myself. That particular smell a tent gets when you can’t dry it out for a week straight. She was 47 when she moved into the tent. She was 48 when a guy named Dale Stitz rolled a flatbed through the camp. Dale ran a scrap metal pickup operation out of a lot on Fenton Road. He’d collect junk sheds, old fencing, bent culvert, busted ductwork, anything ferrous, haul it to a yard, sell it by the ton.
That particular Tuesday, he’d picked up three things from a teardown on the west side. Now I need to talk about Ospho for a minute because what this stuff does is genuinely surprising. Ospho is phosphoric acid with some additives mixed in. You brush it onto rusted steel. What happens next is a chemical reaction. The phosphoric acid hits the iron oxide, the rust, and converts it, changes its molecular structure.
Iron oxide becomes iron phosphate. That matters because iron phosphate is a completely different substance. It’s hard. It’s dark, almost black. It doesn’t flake. From across the camp, it looks like a small garden shed that somebody’s taking care of, not a mansion, not a miracle, a building that isn’t dying anymore. But it’s still just a metal box sitting on gravel. No floor, no insulation, no heat, no light, no water. Della solved the floor first because the ground in November in Flint is cold enough to give you hypothermia through a sleeping bag if you’re lying directly on it.
The earth just pulls your heat out. Conduction. Your body at 98° is touching ground that might be 34° and the heat goes from warm to cold in a straight line through your spine and your hips and your shoulders all night long and there’s nothing you can do to stop it with blankets because blankets only slow convection, the heat rising off your body into the air.
They do nothing about the cold surface underneath you. She needed a raised floor with insulation between her and the ground. Here’s where having spent 11 years on an auto parts assembly line actually mattered. Della knows how to use tools not in a theoretical way. She can read a tape measure to a 16th. She can drive screws straight.
She can cut a board clean with a handsaw which is all she had. She found four wooden pallets behind the old Hamady Brothers grocery warehouse off Industrial Avenue. Standard 40 by 48 pallets, the good kind made from hardwood not the throwaway pine ones. She dragged them back to the shack two at a time using a length of rope and a shopping cart with a broken wheel.
Two pallets side by side covered most of the floor. She screwed them into each other with deck screws Terrence gave her from a coffee can he kept in his tent. December in Flint, the urgency wasn’t abstract. It was weather. Once the foam was up and taped, she tacked thin plywood over the whole interior walls and ceiling using finish nails.
The plywood was a mix of louon and some kind of birch veneer she got from the same construction dumpster. When she finished nailing the last piece over the door frame on December 19th, the inside of the shack was a sealed box of smooth wood panels over foil-faced foam over Ospho-treated steel over painted corrugated metal. She closed the door, stood inside, and noticed something that surprised her.
It was quiet, not silent. You could still hear the trains on the siding, but the layered walls, metal plus air gap plus foam plus plywood, had turned the shack into something close to soundproof compared to a tent. And it was warmer, not warm, she didn’t have heat yet, but noticeably less cold than outside.
The insulation and the sealed air space were already doing work. She spent that night in the shack for the first time, sleeping bag on the plywood floor. No heat. Outside temp was 22°. Inside the shack, when she checked her phone thermometer app in the morning, it was 39°. 17° warmer than outside with no heat source except her own body.
17° is the difference between ice on the inside of your tent and no ice on the inside of your tent. Between waking up with stiff joints and waking up able to move. Between dangerous and survivable. But survivable isn’t living. And Della didn’t build a floor and insulate four walls and a ceiling to survive. She was building a home. Heat came next.

That’s the part of this story that I keep coming back to. 58° in a metal box. It shouldn’t work. A corrugated steel shed with 2 in of rigid foam shouldn’t hold heat like that. But it does because the foam stops conduction through the metal. And the foil facing reflects radiant heat back into the room.
And the sealed seams stop air infiltration. And the room is small enough that 8,000 BTU is enormous overkill for the space. That heater was designed to warm an ice fishing shanty, which is basically a plywood box with gaps. Ella’s shack by December was better insulated than most ice shanties. She kept a window cracked. Not a real window yet, she hadn’t installed one.
She’d cut a 6-in by 6-in square out of the south wall, covered it with a piece of clear acrylic she cut from a picture frame, and hinged it with two small hinges. When the heater ran, she cracked that window about an inch. Ventilation. She’s not stupid. She knows propane makes carbon monoxide in an enclosed space.
She’d also bought a battery-powered carbon monoxide detector from the Dollar General for $9. December 25th, Christmas morning. She made coffee on the propane heater by setting a small pot on a piece of flat steel she’d cut and bent into a trivet. Instant coffee, Folgers crystals from a food pantry bag. She drank it sitting cross-legged on the plywood floor in her sleeping bag.
And outside it was 14° with a wind that was making the corrugated walls hum a little. And inside it was 55. Curtis came by that morning. He’d been watching the project from across the camp for weeks. He looked at the walls. He touched the plywood. He looked at the acrylic window, the heater, the little pot.
“How much did all this cost you?” he asked. Della had been keeping a list. She showed him. Shack, $10. Ospho, six. Silicone caulk, free, dumpster. Pop rivets, free, borrowed. Primer, four. Paint, a buck 50. Foam board insulation, free, construction dumpster. Furring strips, free, church. Plywood for floor, 20. Plywood for walls and ceiling, free, dumpster.

The charge controller fed a marine battery she found at an auto parts store going out of business sale in January. $19, slightly used, no warranty. From the battery, she ran 12-V LED strip lights she’d bought as a 5-m roll from Amazon for $6, routed around the ceiling perimeter. She flipped the switch on January 17th, the ceiling lit up.
It’s a weird color, that cheap LED strip light, kind of blue white, kind of sterile, hospital hallway color, not the warm light you’d pick if you were decorating a house, but Della says the first night she had light after dark without using her phone flashlight, she just sat there looking at the ceiling for a long time because the room looked like a room.
Four walls, a floor, a ceiling, and light coming from the ceiling like a room is supposed to have. Water was the hardest problem. The camp didn’t have running water. But enough. She built a gutter. Bent a piece of the aluminum flashing into a J channel, screwed it along the low edge of the roof, ran it into a food-grade 55-gallon drum she got for free from a guy at the farmers market who’d used it for pickle brine.
She rinsed the drum out with bleach water, set it on two stacked cinder blocks next to the shack so it was elevated, and ran a spigot out the bottom. Gravity feed. Turn the spigot, water comes out. For filtering, she bought a Sawyer Squeeze Filter for $14 from a camping surplus bit at a Goodwill in Flushing. It screws onto a water bottle or a bag.
You squeeze and clean water comes out. She ran the gutter water through a piece of T-shirt material first to get the big stuff out, then through the Sawyer. Clean water. Not city water. Not tested by any lab. But she’d been drinking worse for 18 months, and this didn’t make her sick. February.
She’s standing in the shack showing me the whole setup. The walls are smooth plywood. The ceiling glows with LED strip light. The heater purrs on its low setting. 50, plus 11 weeks of labor. I look at the space and something bothers me. Not because it’s bad, because it’s good. It shouldn’t be this good. $141 shouldn’t produce a sealed, insulated, heated, lit, watered room with white walls and a curtain and a rug. Something in the math doesn’t track with what I’m used to thinking a home costs.
And I realize standing there that the math doesn’t not track. The math is fine. What doesn’t track is every assumption I’ve carried about what a home has to be, how much it has to cost, how many permits and inspections and contractors and mortgage payments stand between a person and four walls and a roof.
Della didn’t need a 30-year mortgage. She needed $10, a wire brush, and a quart of phosphoric acid. That’s not a complete answer. It’s not a policy argument. There are reasons we have building codes and inspections and permits. Della’s shack doesn’t meet any of them. The wiring isn’t to code. The propane setup wouldn’t pass fire inspection. The water isn’t tested.
The whole structure is sitting on an abandoned rail lot she doesn’t own and doesn’t have permission to use. Any day, code enforcement, or the property owner, or the railroad company, could show up and tell her to move. She knows that. She’s not pretending otherwise. Everything screws together. Everything comes apart. That was the whole point. All of it connects to one idea Della figured out during 18 months in a tent. A home isn’t an address, it’s an assembly.
And if you build it so every piece screws in and screws out, you can move your home whenever you need to. And you’re never really homeless, you’re just between locations. I keep thinking about the Ospho, that quart of phosphoric acid that cost her $6. The rust on those walls was real decay. The metal was dying. You could see it and feel it, and it came off on your hands.
Most people would look at that rust and see a shed that was finished, used up, done. And in a chemical sense, the rust was the metal coming apart atom by atom, electrons leaving, the structure failing. But phosphoric acid doesn’t remove the rust. It doesn’t scrape it off or dissolve it. It converts it. It takes the unstable iron oxide and rearranges its molecular structure into iron phosphate, which is stable, hard, and protective.
The thing that was killing the metal becomes the thing that protects it. The disease becomes the cure. Same iron atoms, different arrangement. I think about Della in her tent in 2022, watching that YouTube video for the ninth time on a cracked phone screen at the Flint Public Library. I think about what she saw in that rusted shack that Dale was hauling to the scrapyard.
And I think she recognized something in it. She’d been told she was finished, too. Used up. Done. The job was gone. The apartment was gone. The car was dead. She was sleeping in a tent near a rail siding in a city where the had been poisoned and half the houses were boarded up. By most measures, she was in the same condition as that shed.

The solar panel, now getting more daily sun, was charging the battery fully by noon. She added a second LED strip. She found a small 12-V fan at an estate sale for $2 and mounted it near the ceiling for air circulation.
She planted three tomato plants in buckets outside the door using soil from behind the machine shop mixed with coffee grounds from the library break room. By May of 2024, four other people in the camp had come to Della asking for help. Curtis was first. Then a woman named Paulette. Then two younger guys who’d been sharing a tent that was falling apart.

The frame is new. She bought it at the dollar store. It replaced the Ziploc bag. That’s the part that gets me. Not the Asfo, not the insulation math, not the solar panel or the rain barrel. The frame. Because a frame is a thing you buy when you believe you have a wall to put it on.
A frame means you expect the wall to be there tomorrow, and the day after, and the day after that. Della doesn’t know if the wall will be there tomorrow. She knows somebody could come and tell her to move. She bought the frame anyway. She bought the frame anyway.
